The new October figures

SRX published its October HDB resale update on 4 November 2026. It reports 238 transactions at S$1 million or more, compared with 209 in September, representing 10.9% of October resale volume. Overall resale prices fell 0.2% month on month and volume declined 3.1% to 2,178 flats. These are the provider’s monthly flash figures; they should be distinguished from HDB’s official quarterly resale index.

Use the market measure that matches your home

The same report shows monthly price increases of 0.5% for four-room flats and 0.3% for five-room flats, while three-room and executive-flat prices fell. Our interpretation is that a national headline should prompt a closer look at the homes you can actually compare. A record transaction elsewhere does not establish the achievable price for your own flat. Start with recent transactions in comparable blocks, then check floor area, remaining lease, floor level and condition. Record the differences rather than choosing the highest sale as your benchmark.

For sellers planning an upgrade

Build a conservative proceeds estimate before deciding what to offer for the next home. List the outstanding mortgage, CPF refund, selling expenses and funds you intend to retain. Then assess the next purchase separately, including its upfront costs and comfortable monthly commitment. Use the BricksBlueprint sale-proceeds and affordability calculators below to test a lower achievable selling price as well as your central estimate. If the next purchase depends on an ambitious sale outcome, identify that dependency before committing.

For rightsizers comparing the gap between two homes

Put the intended sale and replacement home side by side. A larger headline sale price is only one input: the cost of the home you move into, moving expenses and the reserves retained afterwards determine the practical result. Compare at least two replacement options that meet your daily needs. Check access to family, transport and services alongside the financial comparison. The linked rightsizing guide helps organise the CPF and spendable-cash questions for your own circumstances.

For first-time buyers, preserve room to choose

Prepare a shortlist within a monthly payment you are comfortable maintaining, then keep renovation and emergency reserves visible. Compare the asking price with relevant completed transactions and establish a cash buffer before making an offer. The linked cash-over-valuation guide explains the planning questions to raise. Review your actual financing position and the particular flat before treating a market-wide movement as an opportunity to stretch the budget.

Turn the headline into a household plan

Bring the comparable transactions, intended moving date and two or three realistic alternatives to a Property Health Check with Nizam AR. The aim is to connect your current position with the next home and identify which figures still require verification. A monthly flash report is useful context for that conversation. Update your working numbers as the actual shortlist, financing and timing become clearer.
