Refine my estimate Rates, debts, buyer profile & costs
Include all debt commitments that will remain when the new loan starts. Confirm treatment of existing property loans with your lender.
For joint borrowers, ask your lender which assessed age to use.
Example rate, not a bank quote. Borrowing capacity uses the higher of 4% or your entered rate. Your lender may assess a higher thereafter rate.
For joint buyers, select the profile and property count producing the highest applicable ABSD rate. Standard individual rates only; no remissions, treaty relief, entities or trusts. Buying before selling can change both loan and tax treatment.
Legal fees, agent fees if applicable and other purchase costs. Stamp duties are calculated separately.

Assumptions behind your estimate
Rules reviewed 30 October 2026. All starting figures are editable examples. Calculations run locally; figures are not a loan approval, valuation or determination of CPF eligibility.
Bank-loan illustration only. Income capacity uses TDSR of 55% and, for HDB, MSR of 30%, at the higher of 4% or your entered rate. LTV and minimum cash downpayment depend on entered age, tenure and outstanding housing loans. Assumes purchase price equals valuation. Actual lenders apply income adjustments, credit assessment and other conditions; HDB loans and EC purchases are not modelled.
BSD uses residential tiers; ABSD uses standard individual rates without remissions or refunds. Use the ownership position at purchase, even if you intend to sell later. Usable CPF is allocated to eligible equity and stamp duties; fees and renovation are treated as cash costs. Duties may require cash payment before CPF reimbursement. CPF limits, retirement set-asides, grants, resale levy, valuation shortfalls and bridging finance need separate review.
