A sale price is not a retirement budget
A strong price for your current home can look reassuring, but it does not by itself establish the cash available after your move. Separate the mortgage repayment, CPF refund, selling costs, next purchase, and moving budget. The important question is the position after both transactions, not the headline price of the first one.
Age can change the treatment of refunds
CPF Board explains that refunded housing proceeds are credited differently depending on whether the member has reached age 55. Retirement Account requirements and the permitted use of refunded monies need individual attention. Obtain your actual account information and ask CPF Board which rules apply, rather than assuming the full refund will be available for another purchase.
Build two balances
Keep a cash worksheet and a CPF worksheet. Record which amounts are confirmed, estimated, or still subject to clarification. This simple separation prevents a common planning mistake: counting an expected CPF refund as both available purchase funding and freely available retirement cash. Label any uncertain amount clearly until it is verified.
Choose the next home with the outcome in mind
Consider your likely ongoing expenses, preferred location, accessibility, and proximity to support. A lower purchase price is only helpful if the resulting home and remaining resources support your life. Compare complete options, including the cost and disruption of moving, rather than assuming the smallest home produces the best result.
Prepare for a useful conversation
Start your Health Check with your housing goals and broad timing. Gather current mortgage and CPF information separately through an appropriate process. Clarifying the treatment of refunds before committing gives you a better basis for assessing your next purchase and the financial flexibility you hope the move will create.
