What HDB announced on 1 November
Sembawang Anchor will offer 1,310 BTO flats with a stated wait of two years and ten months. HDB also identifies Bayshore Oasis and Plantation Dew as November options with waits of three years and two months. These are announced project waiting periods, not confirmation that an application is open or a guarantee of your own key-collection date.
Separate waiting time from your full moving calendar
The BricksBlueprint planning interpretation: build a household calendar from application through to living in the finished home. Allow for the selection process, financing arrangements, renovation and moving, rather than treating a project waiting-period headline as a tenancy end date. Write down a fallback living arrangement before giving notice on your current accommodation. A shorter construction wait can help, but it does not remove those other dependencies.
Give interim housing its own budget
Run two practical scenarios: waiting for the selected BTO and buying a suitable resale home sooner. For each, record rent or family accommodation, commuting costs, deposit commitments, renovation spending and an emergency buffer. Use the same assumptions for both routes. The comparison should explain what you would pay and how you would live during the transition; it should not depend on a prediction of future resale prices.
White Flats add another design decision
HDB says Plantation Dew will extend the White Flat option to five-room flats for the first time. For buyers considering an open layout, our suggestion is to price a workable room plan early. Ask a renovation professional how privacy, storage, lighting and future household changes would be handled. Compare the finished-home budget, not just the flexibility shown in an illustration. Do not assume that a blank layout makes renovation cheaper.
Keep classification and eligibility checks current
HDB says classification details for all seven November projects will be released when the exercise begins. Avoid assigning Standard, Plus or Prime conditions before that release. Revisit the HFE guidance and the related BricksBlueprint preparation guide below. Then use the planning calculators to test your comfortable budget. If you are choosing between a new flat and resale, bring the two calendars to a Property Health Check with Nizam AR.
