Begin with eligibility, not a viewing

A property search can move quickly once you find a home you like. Getting the administrative groundwork done first gives you more room to think. For an HDB purchase, begin by reading the HFE guidance and preparing the information requested for your household, rather than treating eligibility as something to sort out after agreeing on a price.

What the letter helps clarify

The HFE letter brings together HDB’s assessment of flat-purchase eligibility, CPF housing grants, and HDB housing-loan eligibility where applicable. It is not a promise that every home on your shortlist will fit your budget. Read the actual assessment carefully and separate what is approved from what you still need to confirm.

Put the expiry date in your calendar

HDB states that an HFE letter is valid for nine months from its issue date. Check the requirements for the stage of the transaction you are entering. Keep your letter and supporting information organised, and consult HDB if your household or purchase plans change instead of assuming an earlier assessment still answers every question.

Turn the assessment into a usable budget

Create two working numbers: the amount you can finance and the amount you feel comfortable spending. Allow separately for legal costs, applicable duties, renovation, moving, and an emergency buffer. A home that passes an eligibility check can still put pressure on your everyday finances if the rest of the move has not been costed.

Your next practical step

Make a document checklist, record your letter’s expiry, and agree on your household’s priorities before booking multiple viewings. Bring the outstanding questions to a Property Health Check. The aim is a useful shortlist supported by current information, with fewer surprises when you reach a decision.
