What the July release said

URA’s 24 July 2026 release reported a 0.5% quarter-on-quarter increase in the overall private residential property price index for Q2. The report is a snapshot of that quarter. Later releases should be consulted for subsequent market developments rather than treating July’s figures as today’s complete picture.

Our interpretation: an average is not a quotation

A broad index helps describe market movement, but it does not tell you what a particular seller will accept. Two properties can differ in lease, condition, location, layout, and transaction circumstances. Use the index to frame questions, then investigate the homes and comparable transactions relevant to your search.

For HDB upgraders

Work on both sides of the move. An attractive private-property opportunity still needs a realistic estimate of your flat’s sale, confirmed financing, and a workable transaction sequence. If a plan needs a very optimistic selling price to fit, examine what happens under a more conservative scenario before negotiating the next home.

For first-time buyers

Use changes in market pace to improve your preparation. Revisit the shortlist, collect consistent viewing notes, and make sure the full cost fits your budget. Do not confuse a slower rate of price growth with every home becoming cheaper, or with an obligation to buy before another quarterly announcement.

A practical review exercise

Write down what changed in your household since you began searching. Compare that list with what changed in the properties you are considering. Your decision should reflect both sets of information. A Property Health Check can help turn a broad market update into specific questions about your next step.
