Plan the exit as carefully as the entry
Before assuming a property can be sold at a particular future date, check the obligations attached to its sale. A moving plan can become less flexible when a family change, job move, or unexpected expense arrives earlier than anticipated. Understanding the rules does not require predicting an early sale; it helps you see the commitment clearly.
The acquisition date changes the schedule
IRAS states that residential properties purchased on or after 4 July 2025 fall under a four-year SSD holding period, with tiered rates from 16% to 4% for disposals within that period. Earlier acquisitions have different schedules. Confirm the applicable acquisition and disposal dates with your conveyancing lawyer before calculating any liability.
Do not read this as a new September measure
This is a September planning topic in the six-month collection, not a claim that the SSD change began in September 2026. The effective date is stated above. Distinguishing a rule’s start date from the date of a guide avoids an easy and potentially expensive misunderstanding.
Test your holding assumptions
Ask what would happen if you needed to move earlier than intended. Consider transaction expenses, possible tax liabilities, outstanding financing, and the cost of the replacement home. An attractive projected sale price should not be the only part of the exit calculation. Keep conservative alternatives visible when comparing purchases.
Use the check to improve the plan
Bring the property’s actual acquisition details and your intended timeline to the planning conversation. Confirm the tax treatment professionally before signing. A Property Health Check can identify the missing questions and organise the sequence, while the final legal and tax assessment remains specific to your transaction.
