Compare the home and the housing horizon
An older resale flat may offer a location or layout that suits you well. The question is whether it also fits the length of time you expect to live there and the way you intend to finance the purchase. Look at the remaining lease early, before becoming anchored to a renovation vision.
CPF usage needs its own calculation
CPF Board explains that usage may be pro-rated when the remaining lease does not cover the youngest buyer to age 95. The calculation depends on the buyers and the property. Use CPF’s housing usage tools with the actual ages and lease information rather than borrowing an estimate from a friend’s purchase.
Ask the lender about the specific property
A repayment estimate does not establish how much a lender will offer on a particular home. Provide the actual property details and obtain financing clarity before making a commitment. Keep any difference between your preferred funding mix and the confirmed arrangement visible in your budget, especially if it changes the cash required.
Plan for the life you expect to live
Imagine the household at several points in the future. Will the location still serve work, family, and care needs? Would you want to move again, and what assumptions are you making about that possibility? These questions do not predict a resale outcome; they help expose a plan that relies on too many unknowns.
Make the comparison fair
Compare homes on total outlay, financing, condition, remaining lease, and suitability—not size alone. A Property Health Check can organise those trade-offs into a practical shortlist. Keep the property details and official CPF calculation together so every comparison is based on the same information.
