Start with the home, not the launch date
A building under construction is a future home. Before choosing a project, write down when you need a place to live, how long your current arrangement works, and what the purchase must improve. A launch date can create urgency; your household timeline gives you a more useful basis for deciding.
Understand the sequence
URA’s Home Buyers’ Guide separates the journey into basic checks, a showflat visit, booking, signing the agreement, and collecting keys. Use those stages to organise your questions and documents. Ask your appointed professionals to explain the commitments and deadlines that apply to the actual purchase before paying or signing.
Make a decision file for the project
Keep the unit details, plans, specifications, developer information, indicative costs, and questions in one folder. Mark information as confirmed, estimated, or unresolved. This makes it easier to distinguish an answer in an official document from an impression formed during a viewing or an assumption made while discussing the project.
Connect financing and accommodation
Ask your lender and lawyer to explain the funding and payment arrangements for the proposed unit. Then map those arrangements against your available funds and living costs while waiting. If an existing home must be sold, identify that dependency early instead of treating it as a separate matter to solve later.
Choose the next step deliberately
Before proceeding, be able to explain why the project suits you, how the funding works, and what remains to be checked. If one answer is unclear, resolve it first. Bring the project and your broad goals to a Property Health Check so the discussion centres on your situation rather than launch-day excitement.
