A quotation is not a complete plan

A headline rate is useful, but it does not describe every year of a housing loan. Before deciding that an upgrade is comfortable, examine the repayment in several scenarios. The aim is to understand your exposure to change, not to predict the next rate decision or select a package from an old article.

Keep the scenarios comparable

Enter the same loan amount and tenure into the mortgage calculator, then change only the annual rate. For illustration, you could compare 3%, 4%, and 5%; these are hypothetical inputs, not current bank quotations. Record the monthly difference and discuss which spending or savings goals would absorb it.

Include the rest of the household

MoneySense’s affordability guidance distinguishes borrowing limits from the wider costs of owning a home. In your own worksheet, include recurring living expenses, existing debt payments, insurance, and money reserved for irregular bills. Ask whether the housing plan still works in a quieter income month, rather than only in your strongest month.

Preserve a buffer after completion

The moving period can bring several costs close together. Decide how much liquidity you want left after upfront payments, renovation, and moving. Treat that buffer as a planned part of the transaction. If it disappears only to make the purchase price work, revisit the price range or timing.

Know what the calculator cannot decide

Our calculator illustrates constant-rate amortisation. It does not assess loan approval, debt-servicing rules, CPF usage, or package conditions. Obtain current lender advice on your circumstances. Bring the scenarios to your Property Health Check so the discussion is about a resilient household plan, not just a single attractive repayment.
