An upgrade involves more than two prices
Before comparing units, draw a timeline for your current flat, the proposed new purchase, and your household’s accommodation. Record what is known and what depends on another event. The objective is to identify where the transactions connect, rather than assuming the sale of one home will automatically fit the funding and timing of the other.
Check your HDB position first
Review HDB’s current rules on acquiring private property for your household’s ownership and citizenship circumstances. Do not assume that another owner’s route applies to you. Ask which conditions and actions need to be addressed before committing, and obtain the relevant official or professional confirmation.
Separate expected proceeds from available funds
Work through the outstanding loan, CPF housing refund, selling costs, and the intended next-home budget. Then establish when each funding source would actually be accessible. Our sale proceeds planner is an illustration for organising assumptions; your transaction and CPF position still need individual verification.
Put ownership and tax questions on the timeline
Where a purchase overlaps with existing ownership, ask your lawyer about the applicable duties and any conditional remission. Do not treat a potential refund as guaranteed funding. The correct conditions and trigger dates must be assessed for your actual arrangement, especially when the next property is uncompleted.
Make the living arrangement sustainable
Consider whether you would remain in your flat, rent, or use another arrangement during the transition, subject to the rules that apply. Price the realistic options and a fallback. A Health Check can help identify the key dependencies before you commit to a sequence that gives the household little room to adjust.
